This position includes supervision and maintenance of plumbing/building operation systems to ensure the facilities are maintained in a safe and comfortable environment at all times.
Responsibilities:
· Responsible for the day to day operation of all plumbing system within the facilities maintenance of all fully integrated maintenance programs.
· Ensure the facility is maintained to the maintenance management program ensuring a safe and comfortable environment at all times.
· Assign and carry out daily maintenance duties, monitor mechanical and plumbing systems, repairs as needed can be handled in-house and manage the preventative maintenance program.
· Monitor the physical operation of the mechanical and plumbing systems.
· Manage and conduct testing of plumbing systems as required.
· Monitor construction for installation and removal of equipment, ensuring building operation as intended is maintained.
· Manage and maintain daily logs of work completed on site.
· Ensure that water treatment tests are correctly done and appropriate action is taken where levels fall outside acceptable ranges.
· Recommend and maintain maintenance stock of maintenance supplies.
· Respond to emergencies of all types, required to carry a communication device and respond to after hours calls.
· Maintain safe and tidy work areas both in the shop and where maintenance duties are preformed.
· Recommend improvements in mechanical and plumbing systems.
· Maintain liaison with outside contractors, service contractors and provincial and municipal inspectors.
· Attend operations meetings as required.
· Establish and maintain daily/weekly/monthly duties list to be carried out.
· Maintain and keep a clean, neat appearance at all times.
· Ensure uniform program is adhered to for professional appearance at all times
· Assist with budgets and adhered to budget costs
· Ensure that all absenteeism and vacation are properly documented.
· Ensure that ad-hoc adjustments are not implemented and the building(s) operate as per design standard or greater.
· Ensure that tenant environmental concerns are properly addressed in a timely manner and all the components of the plumbing systems are functioning as per design; have any defective components repaired or replaced; problem areas will be given special attention and require accurate technical documentation.
· Ensure that all building archives are properly stored and catalogued.
· Ensure that all staff is treated with respect and dignity and encourage open communication between staff at all times.
· Other duties as assigned.

· Complete understanding and adherence to the Environmental Policy, the Code of Conduct and other policies and procedures relevant to the position as prescribed from time to time.
Qualifications:
· Education –Must hold a provincial journeyman plumbing certificate.
· 5+ years related experience in building operations, including chillers, boilers, life safety, etc.
· Relationship/Leadership Skills - Ability to communicate effectively and professionally, oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants and the public.
· Organizational/Multi-Task Skills –Ability to allocate one's time effectively, work under pressure and manage tight deadlines; able to handle multiple demands and competing priorities, adapt to new ideas and constant changes.
· Computer Skills – Good knowledge of Windows XP, Microsoft Word, Excel and Outlook.
